Terms & Conditions

In order to confirm a booking a deposit of 25% of the total amount is required.

A 1000 (small cottage), or 2000 (large cottage) or 3000 (small & large cottage) guarantee is required on arrival.
The additional tax is 50 cents per day per adult.


Article 1: stay
The tenant signing this contract for a specified period shall in no circumstances invoke the right to remain on the premises at the end of the stay.

Article 2: Conclusion of contract
The booking is confirmed when the tenant sends the owner a 25% deposit of the total rental amount and a copy of the signed contract. The lease agreement between the parties hereto, shall in no way benefit even partially to third persons or entities without the written consent of the owner. Any breach of this clause would be likely to result in the immediate termination of the lease to the tenant’s fault, the product of the lease remaining permanently the owner.

Article 3: Payment of the balance
The balance must be paid 30 days before the start of the rental. The tenant who has not paid the balance on the agreed date, is deemed to have canceled his visit. Therefore the venue becomes vacant and can be rented by another person.

Article 4: Cancellation by the tenant before entering the premises
If the tenant cancels their registration 30 days before the date chosen, it will be refunded subject to a deduction of € 23 per person fee.
Between 30 and 21 days, it will be retained 25% of the total price;
Between 20 and 8 days, will be retained 50% of the total price;
Between 7 and 2 days will be retained 75% of the total price;
Less than 2 days before the start of the holiday, it will be 100% of the stay successful.
The price of the service can never be repaid, if the tenant does not appear or is unable to perform the service.
Interrupted stay, if the stay is shortened, the rental price remains the owner and it will be no refund.

Article 5: Cancellation by the owner
If for any reason, the house can not be made available to the tenant, the landlord shall refund the amounts paid, the tenant agreeing to not make further claims.

Article 6: Insurance
The tenant agrees to ensure against risks (fire, water damage). Lack of insurance, disaster, give rise to damages. The owner agrees to provide housing against risks on behalf of the tenant, the latter having the obligation to report, within 24 hours, any accident occurring in the house, outbuildings or accessories.

Article 7: Arrival
The tenant must be on the specified day and time mentioned in the contract. In case of late or delayed arrival, the tenant must notify the landlord. If the tenant does not show up on the day specified in the contract, after a period of 24 hours without notifying the owner notice, this Agreement shall be considered terminated and the deposit paid will be forfeited to the owner can dispose of his house.

Article 8: State of play
An inventory is jointly established and signed by the tenant and the owner or his representative at the entrance and from the cottage. This inventory is the only reference in the event of a dispute regarding the inventory.
The cleanliness of the house in the arrival of the tenant will be found in the inventory. The cleaning of the premises is the responsibility of the tenant during the rental period and before his departure. The amount of any cleaning fee is based on the calculation mentioned in the description.

Article 9: deposit or bond
With the arrival of the tenant, a deposit in the amount of 500 € uros is requested by the owner. After the establishment of the contradictory state of output, the deposit is refunded, minus the cost of rehabilitation places if damage were reported.

Article 10: Use of premises
The tenant must ensure the peaceful nature of the lease and to use in the designated places. – He will maintain the rented accommodation and make it in good state of cleanliness and maintenance repairs at the end of the contract. Article 11: Capacity
This contract is for the maximum number of persons indicated on the lease. If the number of tenants exceeds the capacity, the owner may refuse the extra people. Any modification or termination of the contract will be considered at the initiative of the client.

Article 12: Animals
This agreement states that the tenant can not stay in the company of a pet. In case of non compliance, the owner may deny access to animals. Any modification or termination of the contract will be considered at the initiative of the client.

Article 13: Payment of expenses
At the end of the stay, the tenant must pay the owner, expenses not included in the price. The amount is established on the basis of calculation mentioned in the contract and in the description and proof is given by the owner.

Article 14: Disputes
Any claim relating to the situation and the state of descriptive in a lease must be submitted to the owner within 24 hours after the entry into the premises.

Article 15: tax
The tax levied by the municipality will be paid by the tenant at the current rate, displayed in the house.

Article 16: Water and Electricity
Water: The water supply is included in the rental price.
Electricity: The electricity supply is included in the rental price within 5 kWh per day, the limit is more than enough for “normal” use of equipment available (excluding heating). If exceeded, the additional kWh will be paid in addition to the rates in force (indicated on the inventory with meter reading on arrival and departure)
